What makes Host By Air different?
We are locally based in Cairns, managing only a small portfolio of properties and are 100% hands on. This means we are totally focussed on maximising the returns on your property, not hundreds. No third party co-hosts or interstate head office here.
How is your pricing structure different?
Our commission is based on the Airbnb NET payout, after Airbnb has taken their commission, not the gross nightly rate and includes GST. This means MORE money in YOUR pocket.
Is there a minimum time you will manage my property?
Yes, a property should be available for at least 6 continuous months.
How do I get paid?You will receive your share of the payout directly from Airbnb within 2-3 business days after each guest check-in. No waiting until the end of the month to get paid. Great for cash flow.
Do I have to do anything to manage the property?
No, we take care of everything while you sit back and relax.
Should the property be fully furnished?
Yes, we can supply a comprehensive list of what your property should contain. If your property is empty we can shop and decorate for you, fees vary based on your requirements. This does not include the cost of furniture.
Am I responsible for rates, body corporate (strata) fees, electricity, internet, garden, pool and general maintenance?
Yes, these are the owner's responsibility.
Do I need to supply linen or consumables?
No, we use a commercial linen hire company for hotel quality sheets and towels and we supply a comprehensive range of quality consumables. This is at no cost to the owner.
Who pays for the cleaning, linen hire and consumables?
The guest will be charged for the cost of cleaning for each stay. This amount depends on the size of the property, will be a set amount for each booking which we will use to cover the cleaning costs, linen and consumables.
Does the property need to be insured?
Yes, you will need to get landlord insurance, specifically for Short Term Rentals.
Can I stay in my property anytime I want?
Yes, with at least 7 days notice, depending on availability. You just need to pay us the cleaning fee for cleaning, linen and consumables after your stay.
Do you charge a holding fee when there are no guests?No, we don't.
